Spring Maintenance and Cleaning
Another winter is nearly over, and it's time to begin thinking of spring maintenance projects once again. After the cold months and storms of the season, it's possible your house needs some TLC. But the question is, what projects should you undertake?
Central Air Systems
Improving weather will give you the chance to take care of your heat pump. Replace any air filters, vacuum intake vents, and make sure the pump is running smoothly. If the whole unit must be replaced, call a contractor now so that maintenance issues aren't rushed at the end of summer and fall. You may also be able to take advantage of some special offers by calling in the spring.
Now is also a good time to make sure your air conditioning unit is in good shape for the upcoming summer months. Clear debris away from exterior units, clean the drip pan, and replace filters. Also make sure the unit is workingyou don't want to suffer through the first heat wave of summer waiting for a repair company during their peak business season. Turn your thermostat to cool and make sure the unit comes on. If it doesn't, check for tripped breakers or call a repair company.

Siding
Winter weather may turn vinyl siding moldy, or cause peeling paint or other structural damage to wood siding. However, mold is easily pressure-washed away, and if you don't own a pressure washer they can often be rented from your local hardware store. If you need to repaint some siding, be sure to sand and prime the surface before painting.

Windows & Doors
Check your screens for holes and tears, which will be an all-access pass to bugs when summer comes. Holes can be patched, or you can replace the whole screenand the old screen can serve as patch material for next spring's repairs. Make sure the screens are secure in their frames, as winds can loosen and damage them.
Cold, wet weather can make door and window frames warp and bow, which will let drafts in. You can plug these drafts by caulking them, which will also prevent water seepage that could lead to mold. To fix a "sticky" door or window due to bowed frames, you can remove and plane them, but be very careful not to remove too much because that will also result in a gap.

Roofing
Winter can be tough on your roof so you will want to make it a priority. Check your roof and replace any missing shingles or tiles, and fix any leaks that may have developedcall a contractor if you need to. Don't forget the attic. Repairs may include the interior of the roof as well. Check to make sure vents aren't blocked and insulation isn't damaged.

Painting
You can repaint siding to repair any damage, but don't forget trim work, and door and window frames may need a touch-up, too. Damage to any wood surface can lead to rotting or mold. As with siding, be sure to sand and prime before repainting. Repainting interior rooms can be a way to dispel winter blahs, too.
Rain Gutters
Cleaning rain gutters and downspouts is an important part of spring cleaning. Be sure to clear them out with a hose or pressure washer, and check for any damages or leaks. These can easily be replaced or repaired.
Specialty Projects
If your house has a chimney, you should also have this cleaned or checked. Chimney fires are dangerous, and are often undetected until far too late.
Check the walls and floor of your foundation for cracking, buckling, or crumbling. A good rule of thumb is that if a nickel will fit into a crack in the concrete, call a professional!
Springtime is the perfect time to take care of any shrubbery or landscaping. Pull weeds before they get out of hand, replant flowers, and trim any out-of-control bushes. Check your sprinkler system to make sure it's in good working order.
Little Projects
Not all spring cleaning projects need to absorb your entire weekend. Test all your smoke detectors and replace batteries as needed. Mow the lawn to enjoy a nice spring day. Pressure washing the concrete around your home can also brighten the look of your home. Check plumbing for leaks and clogsdon't forget the washer and dryer area is a common source of leaks.
Spring Cleaning: The Bottom Line
For homeowners, spring cleaning goes well beyond the traditional garage cleaning and storage rearrangement. In order to preserve the value of your home and avoid any maintenance emergencies, spring maintenance projects are the way to go. It's also a great way to deal with cabin fever after a long winter!
